Option 1
TRADITIONAL SALE
A regular sale by an owner in which the value of the home is worth more than what is owed to the bank. Owner can be a person, couple, a corporation, or a trust.
30 - 45 Days TIME LINE TO CLOSE
If owner is a company, then buyer should ask for seller to pay for buyer’s closing costs. KEY POINT
Option 2
SHORT SALE
A sale by an owner who owes an amount to the bank that is greater than the market value of the home. The bank must approve the sale before hand.  3 - 6 Months TIME LINE TO CLOSE
Option 3
REO BANK OWNED
Homes are purchased using an “as-is” contract, meaning the home may need repair costs. KEY POINT
The bank has foreclosed on the home and now owns title. An online application is required - a highest and best offer made - and a deadline to submit a bid by a certain date.
 45 - 60 Days TIME LINE TO CLOSE
Buyers privately bid properties, unlike public auctions, we don’t know the winning bid. KEY POINT
